At Marlande Heating, we no longer provide traditional “service contracts” that charge buildings an upfront fee for guaranteed response. We already respond quickly — 24 hours a day, 7 days a week, 365 days a year — and we bill transparently on a time-and-materials basis. For any major work we find necessary, you’ll receive a written proposal.
Typical industry service contracts cover burner labor only and come with lengthy exclusions. Many customers still end up billed for work in the boiler room even with a contract in place. That’s why we stopped offering them — it’s clearer and fairer for everyone to simply bill for the work performed.

What You Get Instead: A Practical Maintenance Agreement
In lieu of a service contract, we offer a Maintenance Agreement covering yearly boiler cleanings, overhauls, and efficiency testing if necessary and as required by NYC DEP. You’ll also receive our introduction letter outlining our operating method and hourly pricing.
